However, only 30% ever Sell! Why? because to accomplish the ultimate goal, WCI Brokers can usually get the Owner/Seller what he or she wants but only when we can obtain from the Seller what we need. This means timely cooperation and a modest amount of documented information, which includes:

• Financial Data - At least two years profit and loss statements, balance sheets, and business tax records.  Financial information for the last year or even last quarter will suffice in cases where special circumstances exist.  However, the more complete the financial picture of the business, the more attractive the business will be to buyers.
  
• Assets List - Furniture, trade fixtures and equipment:  The seller's estimate of these assets' current market value is usually all that is needed initially.  Typically the "book" value or "replacement" value of these assets are less useful when establishing a price for the business.
  
• Leasehold Improvements - Leasehold improvements include money spent on labor and materials for signage, built-in counters, shelving, displays, carpet, tile, lighting, offices, etc.
  
• Lease Agreement - A copy of the lease and other leasehold agreements (option to purchase, first right of refusal) is needed to establish terms and favorability of the lease to the buyer.
  
• Inventory - On a cost basis, an estimate of the average monthly inventory (be conservative).
  
• Promotional Materials - Copies of advertising, brochures, sales and marketing data, other printed material used to promote the business, and pictures of the business, inside and out.
